Most janitorial companies present well in a sales conversation. The gaps show up later — inconsistent service, surprise charges, or a different crew every other week. A few warning signs are worth checking for before you sign anything.
Before You Sign
- No written scope of work — a verbal-only quote gives you no accountability. Walk away.
- Unusually low pricing — quotes well below the range you have seen elsewhere usually mean something is missing — underpaid staff, thinner supplies, or tasks that appear in the contract but rarely happen in practice.
- No proof of insurance — a legitimate company can produce a current certificate of insurance quickly. Hesitation is a sign they do not have one.
- Vague answers about who will actually clean your space — if they cannot say whether staff are employees or subcontractors, or describe their background check policy, proceed carefully.
- High-pressure tactics — "this price is only good until Friday" is a sales technique, not a signal of a reputable business.
During the Relationship
- Constant staff turnover — a different crew every few weeks means no institutional knowledge of your space and inconsistent results.
- Ignored complaints — a company slow to respond to, or dismissive of, valid complaints will not improve over time.
- Skipped tasks you're paying for — document them and raise the issue formally; if it continues, it is a breach of the written scope.
- Surprise invoice charges — additions never agreed to in writing are a sign billing practices will keep escalating.
